House Rules:

  1. Non-smoking rooms (no smoking)
  2. It is forbidden to organize parties
  3. Condominium silence hours must be respected
  4. Check in at 15
  5. Check out at 10 h with the possibility of late check out (last check out) for a fee
  6. Clean the kitchen after each use out of respect for other guests
  7. Throw away the garbage
  8. Videos, photos, direct etc. are prohibited in the facilities
  9. Pay the tourist tax if you are not a resident

Terms and conditions

  1. At the time of booking, the full amount of the reservation is paid.
  2. For free cancellation of the reservation (if the Company decides to accept it) it will be only within the 16th day before arrival (check-in day): from the 15th day (included) onwards, if you can no longer participate in the trip, for any reason, even certified, no refund will be issued (unless the Company exceptionally decides otherwise)
  3. If there is an error in the booking (wrong dates), wrong number of guests or wrong structure, wrong room or a change of the dates themselves for the stay (for any reason) no payment already made will be refunded (the company will evaluate whether or not a change of the same is possible and whether or not this involves additional costs. If the number of guests changes, the procedure will be the same (the company will evaluate whether to apply an additional cost)
  4. In case you require a change of room or beds (additional single bed, camping cot or similar)
  5. The rules of the house and the structure are fully accepted and will be respected during the stay.
  6. If damage is caused to people or things (furniture, lights, doors, beds or any aid, furnishings, wardrobe, object present in the house, the guest will be personally and criminally responsible, also paying the monetary compensation for the damage incurred, to the structure)
  7. It is not permitted to bring animals of any kind or size (pets or otherwise).
  8. It is not permitted to use open flames
  9. Smoking is not permitted
  10. It is not permitted to have unauthorized persons stay
  11. It is not allowed not to register a guest who is staying
  12. It is not permitted to bring substances of any kind (legal or not, not even for personal use) into our rooms: if there is even a suspicion, the company will alert the police and the person will be personally responsible.
  13. The facilities are not designed for occupancy by people who are not fully able-bodied: if you decide to stay anyway even if you do not have optimal physical requirements, you do so under your own responsibility.
  14. The Company is not liable for condominium damages not attributable to it (condominium works, reduction or shut-off of water for works or similar)
  15. The company will be alerted for any emergency/urgency situation or for any damage caused intentionally or not inside the house or rooms
  16. The company will be notified of any malfunction: if the alert is not given promptly within 1 hours of the incident or check-in, the damage will be attributed to the guest who did not report it in time, who will be forced to compensate it and be personally responsible for it.
  17. The property is not responsible for thefts of objects (all valuable or not, without distinction), thefts of cars in the condominium or external area or of any property, left unattended or not (the responsibility lies with the guest)
  18. The property has the right at any time, in the event of an offence, even a potential one, or a doubt of identification, to access the rooms with a passkey.
  19. Children are welcome in our facilities but their responsibility is under the guardianship of the parent or guardian. The company is not liable for domestic or similar accidents, caused by negligence, lack of supervision or any other form of protection not provided to the minor in an appropriate manner by his/her companion.
  20. Filming/recording/tagging yourself in the facilities or using the spaces to record adult or similar content on digital platforms is not permitted
  21. Smoking is prohibited throughout the property (common areas, houses and rooms): anyone caught in the act will pay a fine of 100 euros.
  22. It is forbidden to organize parties/stag/hen parties or similar
  23. It is necessary to respect the hours of condominium silence
  24. It is forbidden to play with objects that cause disturbance in the rooms and common areas (ball or other)
  25. It is forbidden to disturb other guests (noise, excessively loud televisions or any other activity that causes acoustic disturbance to others, especially during quiet hours and from 20 in the evening to 10 in the morning)
  26. You are kindly requested to check in after 15 hours and to leave the room (check out) by 10 hours.
  27. If the check out time is not respected, the customer will have to pay 10 euros for each hour or fraction of an hour that he/she remains in the room (last check out) in a mandatory manner.
  28. If there is a kitchen or common areas, they must be left clean and tidy (the plates, dishes or anything made available by the facility must be washed and put away to allow other guests to use it: if this is not respected, the customer will be charged extra cleaning costs equal to 25 euros.
  29. Each guest is responsible for adhering to the separate waste collection in force in the city of Rome and for throwing away the rubbish he/she produces, in respect of other guests.
  30. It is mandatory to pay the tourist tax that the municipality of Rome imposes by law on non-hotel facilities (with the exception of categories exempt by law)
